Every commercial site is different, so Abode designs each project from scratch rather than using off-the-shelf equipment. Heat loss calculations, airflow velocity and litres-per-second figures per zone size the system correctly first time.

With more than 40 years of mechanical engineering experience, we complete these calculations in-house rather than relying on outside consultants.

Daikin and Mitsubishi commercial capacity

Large commercial buildings need equipment designed for higher capacities and more complex control than domestic systems can provide. That's why Abode specifies commercial Daikin and Mitsubishi equipment, including VRV, VRF and chiller systems.

VRV and VRF also allow simultaneous heating and cooling across zones. At QT Museum Apartments, floor-by-floor replacement covers eight or nine floors, each with 20 to 25 indoor units, roof units craned out over one to two weeks.

Building Management and Automation Systems are also serviced. Where a proprietary BMS locks an owner into costly call-backs, Abode can assess and upgrade an existing system or integrate with it where appropriate, using its HVAC design capability.

IQP-registered BWOF sign-off and maintenance contracts

Commercial HVAC systems require ongoing inspection and certification to maintain Building Warrant of Fitness compliance. Because Abode holds an IQP registration, we can complete the HVAC inspection and sign-off in-house without involving a third party.

Commercial air conditioning installation shouldn't halt operations. Abode liaises with your project manager rather than running the job, and prefers being among the first trades because ducting and equipment are bulky. To minimise disruption, work can be scheduled around business hours:

A commercial air conditioning installation typically runs from one to six weeks, depending on scale and complexity. A single-zone office fit-out might be finished in a few days, while a multi-storey VRV/VRF system with ducting, chillers and air handling units can take several weeks, with staged commissioning arranged around your operating hours.

Buildings over roughly 200 square metres, or those with multiple zones, high occupancy or specific temperature control requirements, generally suit a full commercial HVAC system. Retail stores, offices, medical suites, warehouses and hospitality venues usually need engineered commercial HVAC solutions rather than off-the-shelf units to manage load variation properly.

Yes. VRV and VRF commercial heat pumps can heat one zone while cooling another at the same time. This suits buildings where sunny north-facing offices need cooling while shaded meeting rooms need warmth. The system recovers heat from the cooling zones and redirects it to the heating zones, which reduces running costs.

Our mechanical engineer carries out a site survey, calculates heat loads for each zone, measures airflow requirements in litres per second and factors in glazing, insulation, occupancy and equipment heat output. Drawings, equipment schedules and duct layouts are then produced so the full commercial air conditioning design can be reviewed before any installation work begins.

Most commercial HVAC systems are specified systems that require annual Building Warrant of Fitness inspections and IQP sign-off. Abode carries out the required servicing, testing and reporting on mechanical ventilation, air handling units and associated specified systems, then issues the 12A certificates a building owner needs for BWOF compliance.
